What services do you offer?

How long have you been in the real estate business?

Our founder Scott worked his way up the hierarchical ladder for a medium sized London based estate agency from 2009 – 2024 (15 years). Initially servicing only buyers in two London postcodes, by the end of his career he was managing multiple sales teams that covered various parts of north London. Camden Chase was established in 2024.

Do you offer mortgages?

We don’t provide mortgage advice in-house, but we do work closely with Michael Lawlor and his team at the Mortgage Advice Bureau – they offer fee free mortgage advice and a personal, modern and easy way to get a mortgage. Our phone lines are officially open Monday to Friday 9:00am – 6:00pm and Saturdays between 10:00am and 4:00pm. Where effective “communication” is one of our core values, we are available out of hours via our mobile phones.

Buying

What is Stamp Duty Land Tax, and do I need to pay it?

Stamp Duty Land Tax (SDLT) is a tax levied on the purchase of property in England and Northern Ireland. SDLT is charged at different rates depending on the purchase price of a property. There are a number of stamp duty tax bands with rates rising from lower to higher bands. You can use this stamp duty calculator to easily find out if you need to pay, and if so, how much: https://www.stampdutycalculator.org.uk

What should I consider when buying a property?

To begin with you should consider how you will fund a property purchase and what budget are you working with – don’t forget to factor in Stamp duty Land Tax and conveyancing solicitors’ fees. Then you can research what you can buy in different areas.

Do I need to sell my current property before I can make an offer?

In short, no you don’t, you can make an offer on a property at any stage. However, most vendors will not be willing to accept an offer from a buyer who is sale dependant until they are in a proceedable position – meaning they have accepted an offer to sell their existing property or have already completed a sale. Our advice would almost always be to find a buyer for your own property before you seriously start considering properties to buy.

Selling

What is your marketing strategy for selling properties?

We believe that each property is unique and requires a bespoke approach to maximising the sale price. Camden Chase includes traditional portal (Rightmove and Zoopla) advertising with the very best in class photography and videography marketing. What should I expect during my valuation/ market appraisal appointment?

We will start a market appraisal by having a tour of your property and grounds, before sitting down to talk about your plans and our advice relating to the value and marketing, including price strategy and how we can make sure you reach as many suitable buyers as possible. The appointment usually takes around 45-60 minutes. You can arrange a valuation via the contact us page or by calling the office on 0330 043 4655.

My house is already on the market. Can I use Camden Chase instead?

Sure! First let’s talk connect to talk through how we might be able to help, then you’ll need to speak to your current estate agent and serve them notice to remove your property from the market. Whilst in your notice period, we can prepare your marketing material to go on the market as soon as your notice expires.

Do I have to pay stamp duty?

No – only buyers may need to pay stamp duty. You can find a stamp duty land tax calculator here: http://stampdutycalculator.org.uk

Legal and Contractual Questions

What is the role of the estate agent in the legal process?
